Oxygen really takes care of their tenants. Every time there was an issue with my unit they quickly help me resolve it. They are very responsive and have been really helpful. I've been renting a house managed by Oxygen for 3 years and it's been a positive, stress-free experience. Maintaince issues are dealt with promptly, the lines of communications have always open, and our lease has been renewed with lots of advance notice. I'm a pretty understanding person, and also ridiculously busy. I feel that Oxygen has taken full advantage of that over the 13 months they've managed my rental.I immediately got overcharged, and had to find extra money to cover costs. My tenants were issued the wrong keys (edit: Oxygen lost them, I've had to buy more). Calls, emails and texts about that were eventually replied to, but the keys were never actually corrected. I gave the tenants my own copies.Tenants could never get a hold of the the first property manager, so I actually had to do all the managing myself. 'At least I get inspections', I thought, because I knew I'd hate doing those.For the last 4 weeks my rental has been vacant. I went in a few weeks back to install a new dishwasher, took some photos just for me, measured some things for future updates. I noticed the place hadn't really been cleaned well by the tenants, but again, I had zero time to do anything about that, and the manager seemed happy to release the bond. So all good, maybe I just think differently about cleanliness. No worries, I leave it.Over the next little while I start wondering why no one had even viewed the place, but I never had time to check what was being done to advertise it - they're pros and I'm paying them, right? Surely they know more than me. Eventually, I take a look. I immediately notice errors, glum, blurry, dark, dingy photos, missing information. Viewings were at weird times, and only popping up >12 hours beforehand. I also learn nothing has been done to refresh my listing - it's been buried, and it's almost 6 weeks old.So, I decide to get involved. I provide corrections, gave photos to use, questioned the rental appraisal I'd had in March 2022. Some changes were made, but they were often late. It was also all at my direction, even though I'm not the professional, and I pay money to be able to leave it to pros.Last week I decided to get involved more, and took time off work to do so. I start working Oxygen's listing, and in just one day I managed to double its views (they'd had 34 days at that point). But it wasn't enough because the listing was still low quality, and my requested changes weren't being made quickly enough to capture new viewers.Three days ago I'd reached the end of my very long tether. I start advertising myself on other platforms. In 10 hours I'd surpassed the views of my place Oxygen managed, and booked two people in to view the place, all without a TradeMe listing.Two days ago I went hunting for a new property manager. Yesterday they started a TradeMe listing with staggered viewing times, high quality photos, correct information. Today they picked up the keys from Oxygen, and all I can hope is the keys are actually correct (edit: they weren't).I don't even know if this review is in the right place - my keys weren't actually with the franchise I signed up with.---I wrote this review today having just cleaned the apartment deeply, to a point I would like a new tenant to experience. I'm out around $2400, I'm exhausted, and I'm behind in my work. I've done more in 4 days than Oxygen managed in 6 weeks. But at least I have viewings coming in, and hopefully soon, a tenant.Edit: My apartment was rented in 13 days under new watch. I should have ditched Oxygen months ago!

I have been with Oxygen for over a year. Bridget was simply amazing and after meeting Susie I can see that the Property managers not only treat tenants with respect but can relate to us as people.When looking for another place this year, we flat out refused to view rentals not advertised by Oxygen. Unfortunately we cannot recommend Oxygen to property owners if you are looking for a company in Wellington. Anything moderately complicated I ended up having to deal with myself. Our PM did not understand the Unit Titles Act and I had to mediate often between her and the building manager. Maintenance was only done when I chased and chased it. I was happy to just leave it and go our separate ways but on cancelling our contract, the PM tried to poach our tenants and clearly didn’t think they would tell us. I complained formally to the CEO who didn’t bother to respond. Bad business.

Yeah they're good as far as property managers go to be honest. I haven't gotten my bond back yet as my tenancy is still active; I will be very impressed if after that ends they don't take $175 for 'cleaning fees' as is pretty standard practice for property managers. They're actually pretty good in terms of communication and Sandy was easy to work with and pretty accommodating. Overall, pretty good and would recommend.
