LPM Property Management
Highly disappointed in my experience with LPM. I have always been a great tenant who keeps the property and home well maintained. I have two children.Not so long ago, I woke up to a property inspector knocking on my bedroom door. He had been inside my house while I was napping before work, conducting an illegal unnotified inspection. I complained to head office but did not take further to tribunal. Now I feel as though they are trying to push me out. I have been in my rental for 2 years and never had an issue. Had an inspection yesterday, home was in pristine condition, clean tidy and I even mowed the lawns and trimmed the hedges. I received a 14 day notice with threats of the tribunal to clean my oven and rangehood. These appliances are only very slightly greasy, nothing major. It was not mentioned that the rest of the property was very clean. This seems outrageous and uncalled for and I believe they may be strategically trying to push me out of my tenancy. Perhaps because of the complaint I had made. I truly value having a clean home to raise my children in so I am just left feeling so disheartened and disappointed.

LPM property management have made not only our tenancy time awful, but our move out process an absolute nightmare. When moving into the property, it was absolutely filthy and full of mould. Not only were they unresponsive with any queries or issues we had when we were living in the rental, our property inspectors were rude and condescending. Once we moved out, we were charged with a cleaning bill before we were given the option to dispute, and were told we hadn’t cleaned several things that we had, or were not possible to access. We then checked three times to make sure we were fully complete with our rent payments. Two months after moving out, we had heard nothing about our bond return, and were then sent an email stating we owed 600 in rent when we had been told three times we didn’t. When calling up to dispute the lady was rude.

As an owner that was with LPM from the start I can say without any doubt they are a scam. They do not communicate, they obfuscate in 3 plus years they never once proactively communicated with me not even sending me yearly accounts or inspection reports. Their systems are appalling and I had to chase them for everything. The amount of my money they spent without talking to me to keep things easy for them is appalling new heater, new fridge, painted an internal wall all without talking to me or even telling me after. Given I intend to move back into the apartment in the future being left out of these decisions is appalling. I've caught the owner in two blatant lies and experienced no professional service only grift. Frankly I do not think they should be allowed to conduct business.

What an absolute delight it has been working with Gina Stanford as we looked to secure rental accommodation in a very tight Wellington market. It really did feel as if she was working for us as well as the owner, and that in itself is remarkable.

Avoid these people like your life depends on it. I have too many horror stories to count. They are terrible to communicate with, extremely misleading when discussing any fixes for issues that make the house near impossible to live in, & seemingly determined to get as much cash out of their tenants as possible.EDIT: In response to your reply, I no longer tenant with LPM. However, when I did, I raised multiple maintenance issues - all of which were a battle & immediately ignored. It speaks volumes that this review was the fastest reply I've ever gotten from staff at LPM, how unfortunate.

LPM are fantastic. After having a run of chappy property managers, it was a joy to have the LPM team be the property managers of the place we rented. Whenever there was an issue, the quickly and efficiently made sure someone came out to fix the issue. Even something as simple as having some warning before property inspections was awesome. The team were friendly, both property managers and team at the office as well. Would recommend tenants hope that they have them as property managers and would recommend to those seeking a property management team for their own places!!

We moved out after renting the property for three years. We were excellent tenants. Never missed a rent payment kept the place in good order. They then got greedy and increased the rent in one whopping hit of $100.00 dollars a week after two previous rent increases. We were so disgusted that we moved out and found a property that is more value for money and fifty dollars cheaper. Until they got greedy they were exceptional landlords always fixing stuff on time and very professional and friendly. However greed always wins out in the end or does it? The house we rented, they now cannot keep long term tenants because no one can afford the outrageous rent. If they had increased the rent in small amounts yearly keeping the rent at an affordable level we would still be there.

Lived in a rental for approx 4 years with LPM as the property manager. Always immediately responsive to any issues and the three monthly inspections were appreciated. Found the team professional, adaptable and able to provide good advice. Final inspection was handled well and went without a hitch. Thank you =)

LPM property management gave me an incorrect rent summary, which led me to believe that my flatmates and I had consistently been overpaying our rent. I was suprised so I double checked the validity of this information through both email and phone conversations. Based on assurances that this information was correct, I reduced our rent payments as the rent summary stated we were several weeks ahead in rent payments.However, weeks after this I was told I was in fact behind on rent by a different employee. When I expressed confusion and asked about the rent summary I was told that they would call me back later. They never did. For the next week I would call LPM property management daily, because I was worried I was behind on rent. I was told over and over again by different employees that they didn't know what was going on and would get back to me.Eventually, I received an email with an updated rent summary showing my flatmates and I were now thousands of dollars behind on rent (they had gotten the rent amount wrong on the first one). There was no apology for, or even an acknowledgement of the previous rent summary. When I replied to the email with an explanation of why we were behind (including a copy of the rent summary I was provided) I was ignored.I understand mistakes happen sometimes, but it was really quite appalling to not receive so much as an acknowledgement of their mistake. Furthermore, it seems ridiculous that they would allow us to get so behind on rent without contacting us. It left us in a pretty bad situation and it really seemed like LPM property management just didn't care at all.I am very happy I am now with another property management company because it was exhausting trying to deal with LPM. Definitely don't recommend.

LPM have gotten many of their 1 star reviews removed from google but just writing back here to make sure everyone knows that their low 3.1 rating doesn’t accurately represent how low it should be.They mismanage a lot of properties so badly that even my landlord (the actual owner of the house) was so dissatisfied they actually switched to a different property management company (which has since been MUCH better, like now my flat is actually getting progress made on it for healthy homes).Not only that one of the worst things is LPM had a massive security breach (go google LPM leaks passports, drivers licenses) which they refused to publicly acknowledge. 10,000’s of copies of these were leaked onto the dark web over a year or longer (probably years) and LPM knew about but didn’t care.Tenant or owner, don’t use this company, seriously, just read the other reviews. The good ones read like bots wrote them, all the bad ones read like genuine people struggling with a leech of a company.
