If I could give zero stars I would.This is a horrendous property management company that you are best to avoid, both as a tenant and a property owner. The staff are totally inept and either don't understand their legal obligations or they wilfully ignore them.I rented a property from them for two years in Petone, Lower Hutt and everything was fine until it wasn't. For example, the garage door came off its rails, rendering the space unusable. It took nine months, a 14 day Notice to Remedy, and a tenancy tribunal application for it to finally be repaired. In fact the repair was arranged within an hour of the tenancy tribunal application being submitted, funny that... (Of course the repair was done on the cheap and the garage door broke again a few months later) The window bracket in the lounge window broke, so the window wouldn't close. A breeze is nice in summer, but not being able to properly close windows in winter is an issue. Thankfully it only took them well over a year to repair the issue, five days before we moved out. Thanks guys.At one point we went to contact our property manager and discovered he had left Full House, a professional property company would have let us know this, but of course Full House is anything but and we only found out from the auto-response from his now no longer monitored email address.It's not like we were bad tenants, we passed our property inspections with flying colours, we treated the property with respect, we notified them whenever anything needed repair, and always paid our rent on time.I have many more examples of Full House acting this way, and I wouldn't be saying any of this without the evidence to back up my claims.The fact that they show such disregard for their tenants (the ones paying their bills) and their property owners (by not keeping it maintained) shows that they are not a company that can be trusted in any way, shape or form. I'm not surprised by any of the one star reviews and I would be deeply sceptical of some of the five star reviews.Full House Property Management should be avoided, they should not be in business if they cannot uphold their obligations to their tenants and the property owner.

I am currently staying in an apartment under Full House Management, for the 2 year around. My experience with them are mixed due to the fact that out property manager are always changing. In regards to communications, the ones I have dealt with are responsive enough. All work requests that have also been put through have been done in a timely manner. Our new property manager Sally has also been really helpful in regards to my fibre issue so no complaints for now.The only issue was that comms in regards to inspections and other enquiries have been or ignored/slow in the later part of 2017 so fingers cross this gets picked up on now.

Never had any issues, our property manager Malcolm was always reachable and helpful the odd time there was ever an issue.

I've been a tenant in a Full House property for a while. They have been friendly, helpful, and responsive, especially at the less-busy times of year. They have fixed problems with any whiteware, etc and been reasonable with their expectations of flat access and inspections, etc. My review is 4-star because I won't give any landlord/agency five stars until I have completed renting from them and moved out, as that process, from experience, can be quite telling. For me, though, that should be quite some way onto the future as they have given me no cause to want to move out.

We have had our properties managed by Full House for over 10 years now and in that time I can honestly say we have had little or no problems with their management.We find Full House very hands on and through in their reviewing of potential tenants ,they are quick in returning calls and answering any queries, they are up to date with current legislation and property prices and procedures, they are also prompt in sorting out any problems.If you are looking for a personal firm but fair for all involved Full House is a great company to deal with

I rented a property from Full House for a few years. Started out all good, but unfortunately just got worse and worse as time went on.We fulfilled our part of the deal, doing everything expected of us as tenants - paying rent on time, keeping the property clean and tidy, etc. Full House, however, did not. It took months, in one case over a year, to get repairs made by Full House despite many reminders to and promises from them they would be done. The staff at Full House seemed completely incompetent.Needless to say, we were happy to get away from having them as our property managers and I would absolutely never go back to renting a property under their management.I strongly advise avoiding them. For tenants, because they will not look after you; and for property owners, because they will not respect or look after your property.

Whilst I was living under their management we tried emailing regarding a leaking roof, dish washer and leaky bathroom tap and received zero response. We did although receive text messages about property inspections, ironically though they would never show up. They blatantly ignore your requests and act in the most unprofessional manner. After a year under their management we were happy to leave. I have not been a tenant in a Full House Management property since the beginning of the year. However, I still receive updates about the property despite not living there. I emailed asking if my information could be removed from their system because I did not want to hear from them, to which they responded (shock) saying they would remove my information. A week later I received another text message regarding the property!!! i'm concerned with what they are doing with my information!!!I would NOT recommend this place as a property management company if they can't even manage their own people!! Save yourself the stress and find another company that care about you and the home you live in

The staff at Full House Management are professional and friendly. Looking for a rental property is really stressful but working with the staff at Full House made finding a house to rent a really easy process. Communication was clear and fast. I would not hesitate to recommend their services.

Our dealings with Full House have been predominantly fantastic- Sally in particular has always been great with replying to our emails and sorting out any issues. When we decided to break the tenancy early they were very accomodating and gave us plenty of notice for viewings via text and email which was appreciated. Would not recomend them more! :-)

My friends and I have been renting a flat through full house for 14 months now and we've had a fantastic experience. They've been quick to respond whenever we contacted them, have always been friendly, and were very fair when we asked them if we could renew our lease. They even got us a new vacuum cleaner. I hope all my future landlords are this good!
