The big bed (double I'm pretty sure) was broken. And if we pushed it too hard one of the legs would come offThe window in the bathroom is broken, and there is no heating. The wifi isn't that reliable and it wouldn't even let our tablet connect. The price per night for each person is $75 each. For the quality I wouldn't have paid more than $55 per person for each night. It does the job, we have a fridge, toilet, shower, two beds. There was two of us staying that night.I just feel for my cousin because I want high quality for her. Also found bugs in my room.Somebody drank water from tap and they got sick from it. I don't think that was the main reason, but it didn't help.We called for the heater remote, more blankets and towels. The man that answered the phone was impatient and rude (it was the wrong motel but the fact that he wasn't friendly isn't a good sign anyways). We ended up getting extra blankets and towels so I'm glad about that. The manager at the time, whom I think is called Pepe, is really lovely. She is what made it more bearable. If she wasn't friendly I would have rated it 1 star, easily. We went a couple of weeks back and this would be one of the worst places I've stayed at. And I've B&B at a woman's place in Auckland who was so disrespectful and unpredictable. If I had to choose again, I wouldn't come here. Pretty low quality service

Wouldn't recommend this stay to be fair. It has a very dodgy balcony. Makeshift floor in bathroom. Not the best accomodation if you are wanting style. Bedding was clean and the place was clean but well below average.Lady at reception was great though.

Only go if you're desperate or broke. Most facilities run down. Dirty and unclean bathrooms. Check in isn't even at the Rayland itself - it is at the Ascot nextdoor . It seems to be used for sheltering the homeless. Stay away.

Stayed here a number of timesStaff very goodRooms are clean but always something doesn't workAir-con on cool mode running hot airInternet very slowFridge icebox totally fully iced up then blew upBed very uncomfortableSome of the other guest a bit suspect..... Lock your vehiclesBut for location and price if you are prepared to put up with a few inconveniences you can't beat it for valueJust a pity with a small amount of extra attention to detail it could be 3.5 star ratedThe owners are of overseas origin ???live onsite . Maybe instead of driving the latest top of the range BMW and Audis they could invest in an upgrade of a few basics for the motelJust saying

My friend stayed there recently in family unit and was absolutely disgusted in the condition of the unit, she found it was dirty and definately didn't sleep on/in the bed...... really bad experience considering she paid $300 for 1 night, was only accommodation left due to cancelled flight .... wouldn't recommend this place to anyone

For the price, it was definitely worth it. To nitpick...the seal on the fridge needs to be replaced, check the lightbulbs in the room, and the batteries for the heat pump remote. One last thing, the holder for the fire alarm was missing an important component. Other than that, plenty of room, comfortable bed, and warm atmosphere equals a good night stay!!

This is the worst motel I've ever stayed in. Reception was 2 doors down the streeet. Old mattresses and beds lying at the end of building. No parking available. Climbing the stairs to unit was dangerous as rotten boards and ripped skid protection. The bathroom shower rose was held together by electrical tape. Window in bathroom and kitchen was broken. Smoke alarm was sitting on the bench by microwave. The wardrobe doors were covered in grime. Only 2 towels were supplied for 3 adults. Would never recommend this place to anyone.

Would not call this a motel at all. Very unkempt from the exterior. Pigeons were roosting all over the patio. We met a guest who was living in the motel for a week, but was also doing the gardening and was seen removing a tyre off a car in the car park.Reception was not manned - had to call the number on the sign. Sign said that workers would be on site but could be working in different areas of the motel. Receptionist rocked up in a vehicle five minutes later. Without a NZ phone, I'm not sure how anyone would have contacted the motel.Multiple questionable characters walking up and down the car park. One review says that it appears to shelter the homeless, and that would be an accurate statement.

Wow where do I start. My husband and I booked in for a 4 night stay mid October, in room 9. Arrived at 930pm after a long flight and booked in at office next door at the Ascot to stay at the Rayland. Reception friendly enough. First: no parking, then: large gap under connecting door to next room (privacy?). No sink to rinse dishes or fill kettle but milk, sugar etc was supplied. Towels and sheets looked very clean BUT a massive plastered area at bed head and fist size plastered hole higher up. Made us feel very uncomfortable. Apart from mould on the kitchen floor, lifted lino and a mouldy unstable window in the bathroom the hairdryer had bare wires and got splashed by the sink when the tap was turned on, yikes! We spent the night, being so late but booked out first thing in the morning as we would have rather have slept in the car than spend another night there. Admittedly we got our money back for three nights and they are looking into returning 50% of our first night so we appreciate the acceptance of us leaving and why. We have never left any other motel in our lives and dont mind old and even traffic noise or the inconvenience of no kitchen sink BUT COME ON this is seriously bad. And they own other properties in the area - yikes, a worry if this is their level of a good comfortable motel. Sorry Rayland, never to stay again
