These “property managers” are nasty pieces of work who have been harassing one of their tenants, my friend. I am a landlord myself and I am disgusted by Steph’s behaviour and wouldn’t pay for her to manage my property if she was my only option. In short, Steph is a mean spirited, sad woman who preys on vulnerable families to fill the houses and then turns on them over minor matters. My friends neighbours report that Steph has been horrible for them to communicate with and that both previous tenants before my friend had also been harassed by her. She does not act legally, will turn up unannounced and let herself into the property and the home without notice. She fails to fix maintenance issues on time while demanding that unimportant things that are not contractual be addressed. I would NEVER treat my tenants the way Steph treats hers, it is not only illegal for Steph to work the way she does, it is also indicative of a deeply sad, mean spirited and lonely person. Please abide by New Zealand law in the future and act in a manner that suggests you understand the legalities surrounding your profession.

In short, Property Manager Cowboys. I don't usually voice my feedback, but after more than one line gets crossed, I'd rather to give those deciding to use their service some insight to help with making that decision. Our first serious warning sign furthering our original concerns was one of the owners on a spot visit to see the property having a quiet word with me about needing to pressure them to get outstanding jobs done as they often don't. From the owner, how embarrassing. From the start of tenancy we had leaks from the roof and broken extractors to say a few things which were never fixed even after the owners spot check and endless emails and messages. Worst of all coming to the end of our tenancy in which the owner was selling the property, the owner had to contact me directly through getting my number from the Property Broker selling as they could not get hold of Housing People Ltd for days who had also started ignoring us regarding early exit. In short we had requested to leave the agreement a couple of weeks earlier if possible given the situation, which would also help the owners viewings of the property. It turned out that the owner had already offered to pay the Property Managers an early exit fee for us, but they had also tried to double dip from us. The owner was wonderful in apologising to us for the poor experience which says it all about this service. Even since we have found out from Tenancy Services that our bond refund was not submitted. Thankfully, due to the experience with their untrustworthy behaviour I have evidence of the full bond completed should needed. Such a shame and truly unpleasant experience for me and wife with our new wee one. A truly unprofessional pair of cowboys spreading themselves thin loading up on properties and cutting corners to pocket peoples money. I told the owner I would have rather paid him all their earnings to be able to call the plumber myself. Would have saved me in all the hot water being lost and the owner in paying them to do next to nothing.

Steph and Mike were such good property managers going the extra mile for us as tenants and taking real pride in the property itself. All interactions were respectful. We only moved out due to buying our own place but if we ever need property managers we would definitely be trusting them to look after our property and tenants !
