Genius Homes

During February 2021 we purchased a section and signed up our build with Genius homes. We asked for an all inclusive price and a completely hands of build for us. Genius provided a price and schedule which was only delayed 3 weeks due to covid. The house arrived on site in November and they made sure we were compliant and in the house for Christmas. There were no changes to the budget aside from our own variations. I think our build shows how well run and efficient the Genius homes process is. Our bank manager was super surprised at our build being completed in the time frame it was, given the climate of materials delays and shortages.We are extremely happy with our experience with Genius. They are a great team and all boxes ticked as far as we are concerned.Well done Genius we will be recommending you to others.

From the get go Genius were accomodating with helping to make a house design that would suit me. I found them to be friendly and very professional. Their build site in Timaru is very impressive too. I wouldn’t hesitate to recommend them or use them again myself.

We are delighted with the house build and the project managed by Genius Homes. We would recommend them to others and, if building again, use them for a future house build.Pros: Genius offered modern designsThe design was modern and well thought out. We liked the use of large double sliders & windows in the lounge/dining area to allow for views and sunlight. The sliders opened up to the good-sized decking area included.The bedrooms were a reasonable size and included large wardrobes for storage. We slightly altered the kitchen (extended bench & bench top upgrade etc.), and the bathroom plan removed a wall to make a combined toilet/ bathroom allowing for a more oversized shower), This change was relatively easy to do as an added extra/upgrade and would recommend.The products used for the exterior and interior fittings were of good standard/ quality. i.e. Vanity - Good brand - light switches etc.Genius Homes have an excellent team of dedicated people, which made it relatively easy from picking the interior/exterior fittings to the onsite completion/finishing off.Pros: Good value/ reasonable pricing.Some minor delays to delivery date due to covid - but all worked out well.To view the house, you can search Toko Mouth Beach House -Thanks again for an excellent product/service to Genius Homes Jerome/Alison/ Annette & TeamIan and Tanya Wilson

The whole process has been seamless. From quoting to delivery they've taken care of everything. Communication has been great but never overwhelming. I really rate these guys. Thanks so much for getting us into our new home!

I to have had a Genius Homes Built, over 2 years and many emails and a list of jobs that have taken then months to complete my house, Despite being Nice, Angry nothing has worked. I love the house design and concept, Genius Homes fail to complete the tasks on time, Never again

Never ever do something when they say they will. Hold up people and their families causing huge amounts of stress. Don’t use this house company. Friends have been put through an unbelievable amount of delays. How this company exists is beyond me.And don’t bother responding to this review genius homes. You know full well you ignore peoples texts and emails when they reach out to find out why there’s yet ANOTHER DELAY.

These guys are unbelievable - DO NOT deal with them. We have been waiting over 18months for a project to be delivered to site (was meant to be a 3 month build).I have got to the point that I dread a call from them as it will be another let down and reason that the house cannot be delivered. One of the worst experiences we have ever had.These guys changed project managers 3 times (4 different people) during the build, and each one had a different reason for the delays and assured us that they would be taking charge and getting it sorted - they were quick to throw the previous PM under the bus which is very unprofessional and always made us raise an eyebrow.The deal was a house delivered to site and that they would take care of everything to do with it if we cleared and prepared the site (which we did) but then they started telling us that some fence would need to be removed, then it was we needed to alter the ground conditions, then a tree needed chopped down - they tried to get us to do these and we had to push back to get them to do it.Then they needed a digger to pull the truck up the paddock (because after 6 months of drought when they didn't deliver it, it had now rained) but this brought its own complications - they now tell us that they will need to cut a 4m wide track 400mm deep through our paddock, oh, and the power lines would need to be turned off. They also tell me that while they will put the dirt back in the track and track roll it, they wont reseed it, that will be our problem.So, because I have a contact with the local power company, this ended up on me to sort, which I did, only to find that they (Genius) can't deliver due to permits from the local roading people and council - would have been nice to know this before arranging the power company to disconnect.We then book in a date, (2 weeks in advance on the next window for roading and power) and the day before they ring me to tell me that they can't deliver the house because they haven't got a trailer.That's where we are at now - still no house, I can't even comment on the build quality, BECAUSE ITS NOT HERE (but they did stuff up a bunch with this also - walls the wrong colour, lights in the wrong place, heatpump moved without telling us - and this is just what we have seen from the photos.I say again DO NOT USE THIS COMPANY.

I have two good friends who built with Genius Homes, who regret ever having engaged Genius Homes to build their home. They have been waiting for a number of years (well over 5years) for Genius Homes to fix the faults in their home. Despite all the promises by Genius Homes to rectify the faults, they are still waiting. Seeing the faults first hand & the way my friends have been treated by Genius homes, I would definitely NOT recommend to anyone to build with Genius Homes.

Putting everything in motion has been straight forward. The team are all able to fill in if anyone is unavailable, and the planning stage has been easy with plenty of choice. I would be keen to review again at the completion of the project, but so far, everything has happened within the timeframe stated.

We are still waiting for Genius Homes to complete our home. This is a small part of our story, our opinions and beliefs. It is now over six years since Genius Homes built and delivered our house. Despite their promises to rectify all the faults with our house we are still waiting. We moved out of our house, it has been vacant for more than three months this was to make it easier for Genius Homes to complete the repairs. We are still waiting for the repairs to be completed. It is costing us hundreds of dollars a week. We believe that Genius Homes are arrogant and bullies they will only repair what they want and when they want. We had this house built for our retirement plan it should have been exciting times. Genius Homes have made this the most stressful and unpleasant time we have ever experienced.To Michelle. I can sympathize with your friends we are going through the same situation. We have been waiting for more than six years to have our house repaired.To Brendon. Your situation is similar to what we are going through. We believe poor workmanship has caused most if not all the faults. To be fair on Genius Homes we had two independent inspections and reports done on our home costing us thousands of dollars. The reports confirmed our concerns.To Simon. The delivery of our house had a few issues. When our house turned up on the truck we were then told that a fence, shipping container and a tree had to be removed to allow the placement of our house onto our section. We removed the fence but had no way of moving the container. The tree is a palm tree approximately seventy years old it was not removed. All of these items are on the next door property.To Robert. I wish our place was deemed not suitable for a Genius Homes house. I consider you to have been lucky. We wish we had never seen, heard and built with Genius Homes.It is now 14/06/2023 and we are still waiting for Genius Homes to complete the repairs.
