Disappointing. Room clean, staff smiled a lot. On the downside - if the restaurant next door is shut (it was for both nights of our stay) there is nowhere to eat, other than driving back to Invercargill. Breakfast is NOT as shown on their website video - full cooked has been replaced by eggs and tinned fruit. Owners aware of discrepancy but won't/can't change the website. Unable to process a requested partial refund. If you want to visit this area, get ferry to Stewart Island, stay at South Seas Hotel, you'll have a far better time.

Watch the sunrise and enjoy wonderful sea views from your bed. Excellent, if simple breakfast included (cereals, fruits and yogurt, tea, coffee and your choice of cooked eggs with toast) and incredibly helpful and friendly staff. Rooms are also reasonably basic, but have everything you'd expect or require. Location is absolutely amazing for the views, but you'll be restricted to the single restaurant over the road as the only other nearby business

Wow, what a perfect location overlooking the Forveaux Strait. The owners Andy & Mary were delightful. The rooms were well appointed, very clean and comfy. A real find.

Met all my expectations, felt like home.I will never forget the 2 days at the southernmost point of New Zealand in an almost perfect hotel. Especially the breakfast with a view is almost priceless

We ended up calling it Faulty Towers. Ok, so it's situated across from Ocean- and large public access and parking lot- noisy at night (we experienced during weeknight). Room was tidy with modern furnishings & ocean view (tidy enough but could have been cleaned much better) although ensuite was cramped into corner of small room (door opened to bed) and little fridge was on fritz which we needed to keep our food cold & it was hot out & Bluff is closed for eating food there and nothing at this end either, no plunger coffee and towels were just thrown on rack crinkly and hard- just off a clothes line. No one around to check us in- or out- we had to repeatedly call numbers to get assistance. Restaurant is not attached, rather on another property across. We had to book ahead but upon arrival it was quite empty. Oyster Cove Restaurant reputed for seafood, were out of the oysters we wanted to order. Also, our server did double- duty of checking us in finally the day before at hotel. Had only one basic breakfast in the dining area in hotel- so-so, view made up for it.On day 2 we were just about to leave on 'shuttle' to ferry and that turned out to be the only person we saw actually working at hotel- her boyfriend's funky car which could not take all 5 of us in one trip. He also was doing double-duty and would have to take us on his dock job break much earlier than our ferry departure. In the end we declined and just drove in our rental car (which we originally preferred to leave at Hotel for the day) . And prior to departing to Stewart island/Rakiura, we were surprised by the hotel wanting to shift us out of the seaview room we were booked in, to another room at other end and whilst we were away they would transfer our belongings! I said No- we just settled in and I don't relish the idea of others touching my stuff- especially /personal & valuables, let alone all this at last minute. We met others who also experienced the lack of staff and frustrations waiting after long drives to get here- and to top it off 2 weeks after our trip to Lands End Hotel, I discovered the hotel charged me double- $530 NZ twice- which I am having a difficult time seeing credited back. My review in a nutshell: It would be a nice hotel if there was competent management/experienced staff who could attend to the basic but all too important details. Truly over rated B&B. Presence of knowledgeable staff would be a huge asset. But I guess the people come as it's the only b&b hotel place in town. Not recommending- when we return to Rakiura we won't be staying at this hotel. Very dissapointing.

We started here for the nights and it was very comfy. The hotel was clean and tidy and had great views. It was a little hard to understand the owner as she has a heavy accent but she was very helpful.

Wonder place at a wonderful location. Rooms are clean , neat and well maintained. The staff use Google translate to speak to guests, and are extremely friendly and helpful. If in the area I would stay here again

Stayed here recently - travelling around south island. The hotel is run by chinese - smelt badly of cooking and the staff cannot speak English/very little. The room was not clean - I think the sheets had not been changed since the previous guest/s and we were unable to communicate about meals and other needs. A real shame as it is a lovely location - beware of staying its not what it looks like.
